When do you opt for sales styling?
Sales styling is a good investment if your house is for sale for a long time. Especially if you have already moved out and the house is empty. A stylist decorates the house so that viewers can imagine what it would be like to live there. With sales styling, you can arrange a house in the best possible way so that its strong points come to the fore. So viewers see that a bed, a wardrobe and a desk can easily fit in that small room. Or that that large living room with the right-sized sofa can also be cosy.

A stylist can also make your house more attractive to potential buyers right from the start of the sale. Sometimes the added value of a stylist is just to add some homeliness in a cold designer interior. But usually they style homes completely in a neutral style. Experience shows that this produces the fastest and highest sales results.

Sales styling cheaper than lowering asking price
Sales styling prices vary from stylist to stylist. Usually, you rent the items for a month. If you still live in the house, you pay a deposit for the use of the items. You then have to temporarily store your own furniture somewhere. This also costs money, of course, and these costs increase the longer your house is for sale. But this is generally cheaper than lowering your asking price. 

One advantage: styling costs fall under selling costs and you can deduct them from your surplus value. This reduces your surplus value and increases the amount on which you can deduct (mortgage) interest.
