Description

Schutterweg 75 is a property that can be marketed in several different ways. In its current layout and condition, the house is for sale including two garages and, optionally, a third garage. Another option is to purchase the property with an additional extension of approx. 50 m² on the second floor, along with the possibility to acquire one or more garages.

Current situation
At present, it is a home designed according to the concept of “reverse living”: the bedrooms are on the ground floor, while the living area occupies the first floor. The house radiates warmth and coziness. Every detail has been carefully built, furnished, and finished. Two garages have been professionally integrated into the home, extending it along the side. A third external garage is located just 20 meters away.

Layout
Ground floor:
Upon entering, there is a fully finished technical room combined with a cloakroom. At the front, you’ll find a spacious, luxurious bathroom experience including a sunshower. At the rear is the master bedroom with built-in wardrobes. The washing machine and dryer are neatly tucked away in a built-in cupboard. A spacious and bright hallway provides access to the generous south-facing backyard.

The entire house features underfloor heating, double glazing, superb comfort, recessed lighting, and an extensive electrical installation.

First floor:
A brand-new staircase leads you to the first floor. Here you’ll find a landing and a large toilet. Entering the living room, the abundance of natural light immediately stands out, streaming in from three free-facing sides. The care and attention the owners have invested in the home are clearly visible here as well.

At the front is the complete high-end semi-open kitchen, fitted with the most modern and luxurious built-in appliances. All imaginable comforts are included, such as a boiling-water tap, combi microwave/oven, Siemens coffee machine, induction cooktop, double fridge/freezer, elevated dishwasher, and recessed lighting. (Tip: tap on the fridge window to see the special feature!)

At the rear is the cozy sitting area with a wood-burning stove and access to the terrace — a perfect spot offering both freedom and a direct connection to the garden.

This floor is also fully equipped with underfloor heating, PVC flooring with a stone-look finish (very practical), insulating glazing all around, a ceiling with elegant stucco moldings and recessed spotlights, a fireplace, custom-made window treatments, and dimmable switches.

Garden
The spacious backyard measures 44 m² and faces southwest. It is a true oasis of peace and comfort, beautifully landscaped and designed entirely for relaxation. At the rear, a semi-open garden house has been created, complete with a bar (from the former ‘Savoy’!). The lounge area with TV and patio heating allows you to enjoy your favorite programs or films even in less favorable weather. With an electrically operated screen, the space can be made insect-free. The terrace tiling is neatly and professionally laid, and of course, the outdoor shower is fully functional.

The extension of the garden to the front, side, and rear was approved by the Municipality of Amsterdam (district Noord) at the time, with permission and upon payment of a security deposit.

There is also a wooden shed with access to the public road. This shed, the corner space between the façade and garages, and the wooden garden house are not included in the leasehold. It may be possible to negotiate an agreement with the district. The current situation was at one time officially permitted subject to certain guarantees.

Ownership
The property is subject to continuous leasehold with the land owned by the Municipality of Amsterdam. The 1955 General Provisions apply. The current term runs until March 15, 2036, with a fixed ground rent of €223.69 per year for the house and three garages. Afterward, the owners have opted for conversion to perpetual leasehold under favorable conditions, with the ground rent fully bought off.

Extension option
The sellers plan to restore the garages to their original layout of two garages. In addition, they will construct a second floor with two bedrooms, a bathroom, and a landing, delivered to shell stage. Depending on the progress of the building plans, the sellers may be able to take a buyer’s wishes into account. Example drawings are included in the documentation, and detailed plans can be provided upon request.

Location
The property is located in a traffic-calmed, child-friendly residential area on the west side of Amsterdam-Noord. The city center is easily accessible via the North/South metro line. Several bus connections to all parts of the city are within a few minutes’ walk. The A10 ring road is just around the corner. Parking in the neighborhood is free, with ample space available on the newly laid road surface.

Nearby are schools, shopping facilities (Zonneplein, Mercuriusplein, Molenwijk), sports facilities, and the vibrant hospitality scene along the IJ at the NDSM wharf. Recreational area ’t Twiske and the natural playground Jutter are also close by. The neighborhood itself is quiet, with no through traffic, plenty of greenery, and mostly low-rise housing. The street is effectively a dead end and one of the first “woonerf” (residential yards) developments.

The garages at Schutterweg 71 and Schutterweg 73 are offered separately under this option at €45,000 each (buyers’ costs).

The sellers have also opted to switch to perpetual leasehold, meaning that from March 16, 2036, no ground rent will be due.
