Description
Unique and Charming Living on the Kloveniersburgwal – in a 17th-Century National MonumentEver dreamed of living in a piece of living history? This exceptionally atmospheric apartment, spread over three character-filled floors, is situated in a beautifully restored 17th-century national monument on the Kloveniersburgwal. A truly unique location in the heart of Amsterdam, where history, comfort, and contemporary quality blend seamlessly.
The Kloveniersburgwal is a wide canal named after the 17th-century Amsterdam civic guard, armed with muskets, known as klovers (from the French couleuvrine). These men were also called kloveniers — the most famous of whom were immortalised in Rembrandt’s The Night Watch. Along this historic canal, a major restoration created five exclusive apartments in two 17th-century listed buildings. The meticulous renovation was completed in 2001. Behind the monumental façade now lies a stylish and modern complex of just five residences.
About the Apartment – Kloveniersburgwal 35C
This unique apartment is located in the distinctive red canal house and offers 65 m² of living space over three floors. Old and new flow harmoniously together: tall sash windows with traditional glazing bars, original beamed ceilings, and panelled doors recall the building’s rich history, while the comforts meet all the expectations of modern living.
The marble entrance is set slightly below street level. Upon entering, you step into the central hall of the building, which houses the meter cupboards and private storage rooms for the five apartments. The private entrance to no. 35C is on the first floor.
From the moment you enter, the striking view over the broad Kloveniersburgwal catches your eye. The living room is bathed in natural light thanks to the tall sash windows, which not only provide a wonderful view but also make the building’s heritage tangible. Authentic details such as exposed wooden beams and classic panel doors add warmth and historical grandeur to the space.
At the rear, you’ll find the enclosed kitchen, arranged in a practical L-shape. It features a granite countertop and built-in appliances, including a four-burner gas hob, oven, extractor fan, dishwasher, and a compact fridge. A charming bonus is the 8 m² roof terrace, directly accessible from the kitchen. This patio-like outdoor space offers a peaceful spot to enjoy a morning coffee or evening drink in the heart of the city.
The second floor hosts a generous landing with access to a separate toilet and a spacious bathroom. Fully tiled, the bathroom includes a bathtub, separate shower, double washbasin, and natural daylight from windows facing an inner courtyard, giving the space a fresh and airy feel. The master bedroom at the front overlooks the canal, adding to the serene atmosphere.
The top floor, accessible via a fixed staircase, is a warm and versatile space under the sloping roof. Views over the city make it particularly inviting. With ample floor space, it works perfectly as a second bedroom, home office, studio, or a combination of these. Here you’ll also find the laundry connections, as well as custom-built cabinets for storage, housing the central heating system and mechanical ventilation.
Owners’ Association (VvE)
The association consists of five residential units, all located at Kloveniersburgwal 33–35, both of which are listed national monuments. All required documents for a professionally managed association are in place, and a long-term maintenance plan has been prepared for the next 25 years. The association is currently in its start-up phase, and the service costs (including maintenance reserves) will be determined at the next general meeting.
Ownership
The land is owned by the Municipality of Amsterdam. The seller offers an apartment right with the ground lease (erfpacht) fully prepaid in perpetuity — meaning you will never owe ground rent now or in the future.
