Description

Unique Opportunity in the Heart of Amsterdam: Two Former Workers’ Cottages from 1882 – Full Renovation Project

Tucked away in a quiet and charming corner of Amsterdam, at the end of a dead-end street, you’ll find this rare combination of two authentic workers’ cottages dating from 1882. Although the previous owner physically combined the two properties into a single residence, they remain registered as two separate dwellings (no. 39 & no. 41). The houses are being sold together as one unit and cannot be purchased separately.

This is a project for the serious renovator: the entire property requires renovation from foundation to roof. The wooden-pile foundation may need replacement, there is no heating or bathroom, the electrical wiring is outdated, and all plumbing must be renewed. The property is sold “as is,” with the sellers not liable for its current condition.

The ground floor consists of two rooms currently connected only at the rear, with access to the two gardens, which are presently merged. A cast-iron spiral staircase leads to the upper floor — a large open space with a separate room (possible bathroom) and a kitchen in the rear extension. At the front, both cottages feature charming dormer windows.

Once fully combined, the two homes could offer a potential living area of approximately 160 m². Please note that the Municipality of Amsterdam requires the owner to occupy the property themselves in the event of an official cadastral merger.

The location is exceptional: at the end of a low-traffic street, surrounded by already renovated homes with renewed foundations. It’s a peaceful and characterful neighborhood with plenty of history. At the entrance to the street, you’ll find a large Vomar supermarket with a parking garage. From Linnaeusdwarsstraat, a short passageway leads directly to Linnaeusparkweg.

Amsterdam Oost is a lively, traditional district full of charm, with cafés and restaurants on every corner and plenty of shopping options along Linnaeusstraat and at the Oostpoort shopping center.

The purchase agreement will include the following clauses:
- Age clause;
- Owner-occupancy clause – the current owners have never lived in the property themselves;
- “As-is” clause – the property is sold and accepted in its current condition;
- Permits – buyers are responsible for obtaining all necessary permits.
