Description

A very charming 3 (or 4) room apartment in the historic and atmospheric Rivierenbuurt. The apartment is located on the 3rd floor of a distinctive and recognizable building comprising a total of 5 units. The apartment was renovated a few years ago and comes from a rental portfolio. The property is subject to a ground lease (erfpacht), for which the seller has timely submitted an application to switch under favorable conditions.

Layout
The apartment is accessed via a shared landing with the neighboring building and a communal staircase. Upon entering, there is a short hallway with the meter cupboard for the upgraded installation. All rooms can be reached from this hallway.

At the front, there is a large bedroom with the meter cupboard and a built-in wardrobe. This room is connected via sliding doors to the living room en suite. The living room en suite features a fully equipped, modern kitchen in the rear section, including a refrigerator, freezer, dishwasher, combi oven, induction cooktop, and extractor hood. The apartment has a wood-like floor covering, and at the rear, there are French doors leading to the balcony, which spans the full width of the apartment (8 meters) and faces south.

The bathroom is complete with a bathtub, separate shower cabin, and washbasin, modern tiling and matching taps, a washing machine connection, and a towel radiator. There is a separate toilet with a fountain (and central heating connection), and at the rear, there is also an excellent second bedroom.

The walls and ceilings are plastered and renewed. The apartment has wooden windows and doors with insulating glass. The living space is 76 m² and optimally laid out.

The homeowners’ association (VvE) is professionally administered by Velzel VVE Services. There are 5 apartments in the VvE, of which 1 remains in the possession of an investor after sale. The current service costs are €180.18 per month. The legally required maintenance reserve is being met.

As is the case in almost the entire Rivierenbuurt, this property is also subject to a ground lease, with the land owned by the Municipality of Amsterdam. Currently, there is a perpetual ground lease right, with the current canon period ending on 15 August 2053. The current annual canon is €951.39, which is indexed annually. From 16 August 2026, the canon will amount to €971.37.

Additionally, the seller has submitted a timely application to convert to a perpetual ground lease. This application is currently “on hold” and can be taken over by the buyer. Indicatively, and with a large disclaimer, we mention a canon upon conversion of €2,627.35 (2026) and, for the buyout of the remaining canon period and perpetual lease, €52,000. The buyout of the perpetual lease alone amounts to €35,000.

The apartment is available immediately.

Upon closing the purchase agreement, an age clause, a non-occupancy clause, and an “as is, where is” clause will be included.
