LOCATION & ACCESSIBILITY:
Silodam is located on the western edge of Amsterdam’s city centre. Various shops and cosy eateries can be found on Spaarndammerstraat, and the popular Haarlemmerstraat/Haarlemmerdijk are within walking distance. By car, the location is easily accessible, with the A10 ring road reachable within 10 minutes via exits S101 and S102. The nearest bus stop is less than a 5-minute walk away, with bus 48 running to Borneo Island via Central Station. The final stop of tram 3 is also about a 5-minute walk. Amsterdam Central Station is around a 5-minute bike ride away.
PARKING:
Parking is available on public streets, and parking spaces may be available for rent underneath the building. The current owner of this unit cannot offer a parking space.
SERVICE COSTS:
The tenant will arrange their own utility contracts.
VAT:
No VAT applies to this rental.
ZONING:
According to the current zoning plan, the permitted uses are “office, studio, and commercial space.” See the attached zoning plan and regulations.
The use of the property as residential accommodation is strictly prohibited. Both the owners’ association and the owner/landlord contractually exclude this.
RENTAL PAYMENTS:
Monthly, in advance, by automatic bank transfer in favour of the landlord.
LEASE TERM:
In consultation, preferably 5 + 5 years.
COMMENCEMENT DATE:
Available immediately.
RENTAL PRICE INDEXATION:
Annually, for the first time one (1) year after the commencement date, the rent will be adjusted based on the change in the Consumer Price Index (CPI), “All households” series (2006 = 100), as published by the Dutch Central Bureau of Statistics (CBS).
DELIVERY CONDITION:
The property will be delivered in its current condition. The landlord and tenant will record the condition in a handover report.
SECURITY DEPOSIT:
The tenant must provide a deposit equivalent to at least three months’ rent.
LEASE AGREEMENT:
Based on the standard ROZ (Real Estate Council) model 2015 lease agreement for office and other commercial space under Article 7:230a of the Dutch Civil Code.
SPECIAL CONDITIONS:
An agreement will only be concluded after explicit and written approval from the owners/landlord of the building. The tenant must provide identification, Chamber of Commerce registration, and proof of current business location and residence. The landlord may request documents demonstrating the tenant’s financial position and creditworthiness.
